Garden Responsibilities
- While we have lawn service, residents are responsible for keeping the garden area in front of your units free of leaves and weeds. You are expected to cut back dead plants, pick up dead leaves, trim small bushes and remove pots for the winter months. The large bushes in front of the garages will be trimmed for you. Please do not allow plants to grow onto the brick siding. It destroys the tuck-pointing. If damage is caused to the bricks you will be responsible for repairs.
Snow Responsibilities
- In the snow season the driveways, roads and sidewalks are shoveled. Salt is applied to the roads only. The exception is the front entrance paver area, which is not salted as it damages the pavers. Please be especially careful in this area. We ask that you apply calcium chloride to your own sidewalk and driveway when warranted. Containers of calcium chloride are available by the mailboxes for your use. You should keep your application containers to refill. If you do not have one a bucket or plastic container will work.
Lawn Decorations
- Planting containers or lawn decorations are not allowed beyond the end of your garage. Please do not put edging or bricks/stones on top of or around the trees and bushes in front of your unit- it makes it difficult to mow around and can inhibit moisture into the plant.
Building or Landscaping Modification Requests
- If you would like to make modifications to the outside of your condo such as tree/bush plantings, paver areas, skylights or new windows/doors, you must request permission from the Association Board. If approved, modifications require that future owners of your unit take responsibility for the modifications.
Unattended Outdoor Watering
- Our water bill eats up close to $50,000 per year. It has been increasing each year due to price increases and our own increased use of water. Please be mindful of your water use in and outside your unit. Please do not use your own sprinklers to water your lawn as this water comes from the city (not our ponds) and they can up add up to a lot of city water. (An oscillating sprinkler uses 7 gallons per minute, which is 420 gallons per hour, for 2.5 hours. This results in 1,050 gallons per day, 7 days a week results in 7,350 gallons/week. This results in a monthly total of 29,400 gallons (the size of our pool). Extend this to 4 months for the growing season, and it this becomes 117, 600 gallons).
- You may hand water your lawn or bushes or we will make arrangements to run your irrigation zone some additional times if the weather is hot/dry.
Quiet Areas Behind Buildings
- Bikes are only to be ridden on the pavement and not on the bridges or grass, especially not behind the units in order to respect co-owner's privacy and peace. There are hazards concealed in the grass, i.e., sprinkler heads and valves and sewer grates which can cause serious injuries. Use of the backs of the buildings should be used for grilling and dining on your deck or walkout.
